The Taylor House is in the North Nechako neighbourhood found at 3550 McLarty Crecent. It is on a 5-acre lot backing onto the recreation trail network of Pidherny. Large private lots, close (but not too close) to downtown, makes this mature neighbourhood a top choice. It is 9km to UHNBC.
DAYLIGHT BASEMENT SUITE
The basement suite has 2 bedrooms, 1 washroom (double vanity, walk in shower), mudroom, kitchen, laundry, and a living/dining room. There is plenty of off street parking behind the home at the basement main entry including winter plug-ins for vehicles. All finishes, fixtures and appliances are new in 2024. The basement rental agreement also has the provision to include a 2nd washroom and a 3rd bedroom – these flexible areas can be part of the basement or upstairs rental, depending on how the interior locking doors are set up.
Getting lots of natural light into the basement was an important design consideration. The basement suite has 2 large windows in the living area and kitchen (40x86 inches) and is walk out to a patio space 15 x 30 feet. These windows face morning sun (east). Each bedroom faces south and have large windows (60x30). The living area has a glass door to a patio area. An additional exterior entry door is the main entry from off street parking behind the home.
You won’t find a brigther, cozier or more well appointed suite than this. The kitchen has stone counters, a microwave, dishwasher, double sink, large fridge with water and ice dispenser, range etc.. The walls are superinsulated (foam) and the floor is built over 2 inch foam as well…. So it is super cozy. The ceiling has drywall finish on resilient channel (to diminish noise between suites). As well, there is Roxul sound insulation between the suites (walls and ceiling). There is no such thing as sound proof, but we have taken all the steps to minimize noise between the suites. The mudroom includes stackable washer/dryer adjacent to a laundry sink. Storage is built in under the entry stairs and there are other storage possibilities with the landlord’s other properties should you require. The washroom has a double vanity, toilet and walk in shower (3x6). The two bedrooms have built in wardrobes, large windows (30x60), and black out blinds. Heat (radiant baseboards) is by a new high efficiency boiler as well on demand hot water supply to shower etc..
